Buying and selling a home can be a daunting task. When we first got into the property ladder I thought, hurrah we've made it! But now, with the intentions of wanting to upgrade our home to a bigger one in a couple of years time, I have started to take more notice of property prices in our area. Guesstimating how much our home is worth, can we increase that in any way? So I have been doing a little research in ways we can increase the value of our home.
1. Loft conversion is a fantastic way of increasing the size of your property without eating into your garden space. A loft conversion can typically coast around £20,000, but can add up to around £40,000 to a property. So if you have the funds this is a fantastic way of yielding some profit from your home.
2. Pave your front garden. Particularly if you live in areas where parking is an issue. Paving a front garden may create a much-needed parking space, making your property stand out to potential buyers. You may need planning permission, and costs can range vastly. But the value of a car parking space is around £40,000.
3. If you're going to improve one area of home, make it the kitchen. A modern kitchen could increase the value of your home by 4.6%. I know this is an area of the home I pay particular attention to as a buyer, so it's worth investing to draw potential buyers in.
4. A lick of paint. Refreshing the walls is a cheap and easy way to give your home a new lease of life. Painting the exterior of your home can also add value and give it the wow factor.
5. Bring the outside in. The use of patio doors or a decking area is perfect for this and is a great selling point. Whilst it may not add a huge amount of value it will draw those buyers in.
